Homes are selling fast in Mesa County right now! We remain a seller’s market, where sellers have the upper hand when going to list their homes since there are so many buyers out there looking for the perfect place and have to compete with other buyers to have their offer selected!
The median sales price (midpoint sales price of all the homes sold in February) is at $305,000. This is up 9% from the same month last year. We continue to see home values in our Grand Valley rise. Purchasing real estate is still a great investment and as your equity grows from increasing market value AND from the investment you make by paying down your mortgage over time.
The number of homes for sale (total number of homes on the market for sale) in the month of February was 214. This is not enough homes on the market to keep up with the how many buyers are looking to purchase right now. The total number of homes for sale is down significantly from last year at this time -63% of the amount of homes we saw for sale in February of last year. Our Mesa County real estate market desperately needs some new houses to hit the market to help out with buyer’s demand. The days on market (how long homes are listed before they’re purchased) is down to just 76 days, a -19% decrease from this time last year. Meaning that homes, once listed, are selling pretty quickly!
